Exclusive villa in Oberägeri
Commission
Bentom AG was commissioned to handle the sale of an exclusive villa in Oberägeri. The property was a truly luxurious and highly prized home with a unique layout. As the villa was still inhabited by the owners, it was necessary to maintain a high level of discretion.
The property
The house was built in 1993. It has three floors and covers a total area of 365 m2. The entrance is in the basement, while the reception rooms and indoor swimming pool are on the ground floor, and the bedrooms on the upper floor. The exceptionally spacious room design, with 3.5 bedrooms, makes this exclusive villa a prime property. The double garage at the side has direct access to the house. The total area of the plot is 1'176 m2. The building was designed by the famous architectural firm Campi/Pessina. Mario Campi is one of Switzerland’s most famous architects and is primarily renowned for his villas and townhouses.
Location
The property lies in the centre of the south-facing slope above the town, in an upmarket residential area. As the neighbouring buildings lie below it, the house receives plenty of sunlight and enjoys beautiful views of the Ägerital, the Ägerisee and all the way to the mountains in the distance. Access is via a no-through road, which ends at the property. As a result, there are almost no traffic emissions.
Marketing
The property was publicised via personal contacts, advertisements and a short information sheet that did not state the location. Genuinely interested potential buyers were provided with more detailed information after speaking to the agents in person. Potential buyers were able to view the property and were given a confidential property dossier with further details.
